For the biggest groups, you can book the whole of Tollgate Farm Kent exclusively. That’s nine bedrooms and six bathrooms (four en-suite) across three buildings: the Farmhouse, the Stable and the shepherd’s hut, set in the High Weald near Cranbrook. There are two wood-fired hot tubs, a fire pit, a BBQ and parking for up to ten cars, plus open-plan spaces for getting together and quiet corners for slipping away.

It’s a peaceful countryside retreat rather than a party house, so it suits family celebrations, multi-generational holidays and company away days best. Sissinghurst Castle Garden and Cranbrook are both a five-minute drive away.

2. Kent Family Farmhouse (sleeps up to 18)

If you don’t need the whole site, the Farmhouse sleeps 18 across seven bedrooms, with its own wood-fired hot tub, a games room and an enclosed garden. Dogs are welcome too. There’s a dining area seating 16, so everyone eats together, and Staplehurst station (on the line from London) is about a ten-minute drive.

Best for: large families and dog owners

The house, the location, the grounds, and the owner Tim are all incredible… Honestly couldn’t recommend the house or Tim enough – don’t hesitate and just book.

3. Knowlton Court, near Canterbury

Knowlton Court is a Tudor country house built in 1585, with 19 en-suite bedrooms sleeping up to 38 people. The house sits in formal gardens at the centre of a 1,900-acre working farm and estate run by the Fox-Pitt family. Smaller self-catering properties on the estate sleep from 2 to 21, including the Dower House, which takes up to 20.

Best for: very large house parties in a historic setting

4. Great Everden Manor, Alkham Valley

Great Everden Manor is booked exclusively as a whole estate. Between the manor, an annexe apartment and six cottages it sleeps up to 45, with a heated indoor pool, a hot tub, a floodlit tennis court, a games room and a gym. The estate has more than six acres of gardens and paddocks, around 5km from Folkestone’s beaches and roughly 20 minutes from Canterbury.

Best for: groups who want a pool and on-site activities

5. The Oxney Barns, near Tenterden

The Oxney Barns belong to Oxney Organic Estate, a vineyard on the Kent–Sussex border. Three converted barns around a shared garden sleep 14 in seven bedrooms, with a games room and tennis court. The estate’s Vineyard House and shepherd’s huts can be added, taking the total to 28. There are vineyard tours on Saturdays, and dogs aren’t allowed at the barns, though they’re welcome in the Vineyard House and huts.
